A hospital, shopping centre, warehouse and office tower may all use autonomous cleaning equipment, but they do not need the same machine. Before comparing brands or prices, define the cleaning job first. A commercial cleaning robot should solve a specific operational problem, not simply add automation for its own sake.
Start With the Cleaning Mission
The first question is simple: what work are you trying to automate?

Warehouses, distribution centres and factories often need repeated sweeping rather than traditional floor washing. Typical problems include dust, cardboard fragments, pallet debris, tyre particles and dirt carried in from loading areas.
For these sites, look at sweeping performance, debris capacity, filtration, clearance under racks and the robot's ability to work around forklifts, pallets and changing warehouse traffic.
Daily Cleaning in Occupied Commercial Spaces
Hotels, healthcare facilities, offices and retail centres have different priorities. They may need floors maintained throughout the day without excessive noise or disruption to customers and staff.
This is where the type of machine matters. Autonomous sweepers are generally suited to dry debris and industrial dust. Robotic floor scrubbers use water for deeper floor washing, while waterless floor-care robots focus on routine dry maintenance without tanks or wastewater.
No robot should be expected to handle every cleaning job. Heavy spills, oil and sticky residue may still call for manual work or specialist equipment, and edges, corners and scheduled deep cleaning will still need human attention.
Match the Robot to Your Floor and Facility
Floor type can quickly rule out unsuitable machines. Concrete and epoxy warehouse floors have very different requirements from those of marble, PVC, timber or low-pile commercial carpet.

Do not take a brochure's claim that a robot "works on hard floors" at face value. Ask which surfaces have actually been tested, what size and type of debris it can collect, and how it handles mats, thresholds, narrow passages and transitions between floor materials.
Look at Real Productivity, Not Headline Figures
Maximum square metres per hour is useful for shortlisting, but it does not tell you how much floor the robot will actually clean during a shift.
Turning, obstacle avoidance, pedestrian traffic, charging, bin emptying and overlapping routes all reduce real-world productivity. A machine rated at 1,500 m² per hour will not automatically clean 12,000 m² during an eight-hour shift.
During a demo, test a representative section of your actual facility. Include pillars, shelving, normal traffic, tight turns and floor transitions rather than giving the robot an empty test area.

Compare Total Cost of Ownership
Purchase price is only one part of the cost. Before choosing a robot, find out what it will cost to operate over several years.
Check the expected life and replacement cost of brushes, filters and batteries. Ask about software subscriptions, servicing, warranty coverage, spare-parts availability and remote technical support. You should also calculate the staff time needed to empty the robot's dustbin, charge it, move it between floors and deal with situations it cannot resolve on its own.
Ownership is not the only option either. The International Federation of Robotics reported that almost 200,000 professional service robots were sold globally in 2024, up 9% year on year, while robot-as-a-service fleets grew by 31%. This does not mean leasing is always cheaper, but it shows that businesses increasingly have alternatives to a large upfront capital purchase.
Avoid These Common Buying Mistakes
A common mistake is choosing a robot based on maximum coverage rather than the actual cleaning route. A second is assuming that 'autonomous' means zero staff involvement. Robots still need setup, routine maintenance, consumable changes and a clear escalation process for problems they cannot fix themselves.
Another mistake is expecting one machine to replace the entire cleaning programme. In most facilities, automation works better when robots handle predictable, repetitive open-area floor work while staff focus on spills, edges, washrooms, detailed cleaning and jobs that require human judgement.
Most importantly, do not skip the site trial. A robot that performs well in a showroom may behave differently around your shelving, customers, forklift traffic or narrow corridors.
